A Program Tied to the Estimate

A construction program that does not connect to the estimate is not much use. If the frame allowance is too short, the program will blow out when the framer cannot move fast enough. If the concrete cure times are ignored, the slab program will be wrong before the job starts.

We produce construction programs for Perth residential and commercial projects, built from the same quantities as the estimate. Trade sequences, lead times, cure times, inspection hold points and supplier delivery windows: all in a Gantt chart format your subbies and suppliers can read.

Activity durationsRealistic days per activity from quantity-based calculationsNot rule-of-thumb, tied to the estimate quantities
Lead timesOrder and delivery windows for long-lead materialsSteel, windows, joinery, specialist items

What Is a Construction Program?

A construction program is a time-based schedule that shows when each trade or activity will occur during a construction project. A Perth residential construction program built from the estimate quantities will show realistic durations for each trade based on the actual scope, not generic rule-of-thumb allowances. It gives subbies a booking date and suppliers a delivery window.

The Sequence Is the Risk

A programme is not a wish list of dates. It is the order the trades physically have to go in, and the consequences when one of them slips.

Most builders do not lose weeks to slow work. They lose them to a trade turning up before the one in front finished, or a lead time nobody counted back from.

What We Build Into the Sequence

  • Predecessor and successor logic between every trade
  • Cure and drying times that cannot be compressed
  • Inspection and certification hold points
  • Long lead item ordering dates counted back from install
  • Weather allowances for the wet months
  • Trade overlap where two crews can genuinely work together
  • Float shown honestly rather than hidden in durations
  • Milestone dates that line up with progress payments

A Date You Can Defend

The completion date on a contract is a commitment with money attached. If it came from a guess, every delay conversation after that is a guess as well.

When the programme is built off the same quantities as the estimate, the date has a reason behind it. You can show which activity moved, by how long, and what it did to everything downstream.

That is what turns a delay from an argument into a claim, and it is why the programme and the estimate should never be produced in isolation from each other.

Estimate-Linked Programming

A program that is built independently of the estimate will be wrong in some places. Frame duration should come from the framing quantity in the estimate, the number of linear metres of wall frame and roof structure, divided by a realistic crew output. Not a number pulled from a similar job two years ago.

When we produce both the estimate and the program, the durations are calculated from the same quantity data. That means the program and the estimate tell the same story about the project.

Perth Trade Lead Times

Perth trade availability varies significantly through the construction cycle. When demand is high, a bricklayer who quotes in week one might not be available for eight weeks. A construction program needs to reflect realistic booking lead times for WA subbies, not theoretical availability.

Residential vs Commercial Programs

  • Residential new build: 8-20 week programs tied to estimate quantities
  • Multi-residential: staging programs with repetitive floor cycles
  • Renovation and extension: integration with occupied building constraints
  • Commercial fitout: fast-track programs with parallel trades
  • Commercial construction: multi-year programs with staged completion
  • Subdivision: civil, services and landscaping sequencing

    Estimate Data Received

If we produced the estimate, the quantity data is already available. If you have your own estimate, send the trade quantities so durations can be derived.

  2. 02

    Sequence Established

Trade sequence determined based on construction logic, hold points and critical path activities.

  3. 03

    Durations Calculated

Activity durations calculated from quantities and realistic WA crew output rates. Long-lead materials and cure periods included.

Common Questions

Straight answers on how we price construction programs and scheduling in Perth. If yours is not here, send your plans and just ask.

Yes. We produce Gantt chart programs in project scheduling software and deliver them in PDF format for site use, plus an editable format if you want to update it yourself during the project.

Yes. When scope changes or delays occur, we can update the program and identify the impact on the completion date. This is useful for variation claims where the delay impact needs to be demonstrated.

Yes, with a caveat. Without the quantity data from the estimate, durations are based on industry benchmarks rather than project-specific calculations. That is less accurate, but still useful as a planning tool.

Yes. Long-lead items are included in the program with their lead times marked, things like structural steel, timber windows, kitchen joinery and specialist mechanical equipment. That gives you the order dates you need to hit the program.
