The Schedule Is the Whole Job
Glazing is priced per unit, not per square metre, and every unit is a different number. A 900 by 1200 awning window in a powder-coated frame and the same opening in double glazing with a low-E coating are two very different costs, and the plan sheet shows them as the same rectangle.
So the window and door schedule does most of the work. We take off every opening by type, size, frame material and glass makeup, then price the framing, hardware, sealing and access around it. Shopfronts, balustrades, shower screens, mirrors and splashbacks are measured the same way, item by item.

What Is in a Glazing Estimate?
A Perth glazing estimate lists every opening as its own priced item: window and door type, size, frame material, glass makeup and hardware. Shopfront and curtain wall framing is measured in linear metres of section and square metres of glazed bay. Frameless work is measured by panel run with the fixing method and set out allowed for. Sealing, flashings and packers are taken off by perimeter length. Access, handling and a breakage allowance sit in the estimate as separate visible lines rather than hidden inside a rate, because on glass they are a real part of the cost.
Frameless Glass Is a Different Trade
A framed window is forgiving. It arrives as a unit, it goes into a rough opening and the reveal covers a few millimetres of error either way.
Frameless glass is the opposite. Every panel is toughened and cut to size before it leaves the factory, so nothing can be trimmed on site, and a spigot set out that is out by ten millimetres means a new panel and a new lead time.

Access Decides the Labour
Glass is heavy, brittle and awkward, and the cost of moving it is decided long before anyone opens a tube of silicone. The same panel is a two-man carry through a wide opening on a slab, or a crane lift and a traffic management plan on a street frontage.
That is why two glazing quotes on the same drawings can be a long way apart. One has priced the panel and one has priced the panel plus the hoist, the licensed lift, the after-hours road closure and the day the crane sits idle waiting on a delivery.
We estimate access as its own scope. Lifting method, restricted-hours work, scaffold or elevated work platform hire and protection of finished surfaces are all visible lines you can price, argue or delete, rather than assumptions buried in a rate per square metre.
Windows, Doors and the Glazing Schedule
On a new home, the window schedule is where the glazing budget is won or lost. Energy efficiency requirements now push a lot of Perth builds toward performance glass, and a schedule that calls up double glazing or a low-E coating on the western elevation carries a very different supply cost to plain float in the same frames.
