Plastering is priced by area, and area is where a lot of estimates go wrong.
Gross room perimeter times height is not the same as net plastered area once you deduct windows and doors, then add raked sections, skillion edges and bulkheads. All of that has to be resolved before a labour rate goes anywhere near it.

What Is Included in a Plastering Estimate?
A Perth plastering estimate covers internal plaster walls and ceilings, external render on masonry or fibre cement, stop beads and corner beads by linear metre, cornice quantities, and labour rates for each element. Finishing coat specification, whether set coat, texture or off-the-float, affects the rate and must be specified in the estimate.
Internal and External Are Different Jobs
Internal plaster on double-brick is typically a sand-and-cement scratch coat with a white set finish. External render on the same masonry can be anything from a plain sand-and-cement coat to a proprietary acrylic texture system.
Both need accurate areas. The material and labour behind them are nowhere near the same number.

The Coat You Cannot See Is The One That Costs
A rendered wall is rarely one pass. There is a scratch coat, a float coat and a finish coat, and each one is its own trip around the building with its own labour.
Estimates go wrong when a single square metre rate gets applied to a wall that the specification says needs three coats and a texture finish over the top.
We read the finishes schedule first and rate each elevation to the system it is actually getting. If the spec is not settled yet we price the likely option and flag the line so it is easy to swap.

External render is measured by elevation, taking the wall height from finished floor level to eave or parapet, multiplied by the width of each elevation, less window and door openings. Where recesses, blade walls or curved surfaces exist, those are measured and priced at a separate rate.
Yes. Cornice is measured in linear metres by room and priced by profile size. Standard 55mm and 75mm cornice is common in Perth residential; larger colonial profiles and curved cornice are priced at a higher rate due to the additional skill and time involved.
Yes. Renovation plastering is more variable than new construction. Patching, matching existing texture and finishing around existing fittings all affect the labour rate. Send us the scope and we will provide an estimate with clear notes on any areas of variability.
