The Shell Is Rarely What Blows the Budget
A pool quote goes wrong in the same place almost every time. Not the shell, which is the one part everybody measures properly, but everything wrapped around it.
Excavation and spoil cartage, retaining where the pool cuts into a slope, coping and paving, the fence you need to meet AS 1926, and the services that have to be moved before a machine can get down the side of the house.

What Sits Inside a Pool Estimate
A pool is roughly a dozen separate trades sequenced across a small site. We measure each one as its own line so you can see where the money actually goes.

Access Is a Cost Line, Not an Afterthought
Half the pool jobs in Perth are behind a house on a narrow block. If a machine cannot get down the side, you are into a crane, a conveyor, or barrowing spoil out by hand. We ask about access up front and price it as its own line, because discovering it on day one is how a job loses a week.
Where Perth Pool Jobs Blow Out
The shell is the easy part to price. It is drawn, it is engineered, and the volumes are right there on the section.
What catches people is the ground and the surround. Both are site conditions, and neither shows up properly on a pool plan on its own.
The Lines We See Missed Most
- Over-excavation and battering, so the hole is wider than the shell
- Spoil bulking, because loose sand takes more truck space than solid ground
- Rock or limestone excavation charged at a different rate to sand
- Retaining walls where the pool sits into a sloping block
- Backfill and compaction around the shell once it has cured

Perth Ground Is Not One Thing
A pool dug in coastal sand and a pool dug through limestone are the same drawing and completely different jobs. One batters back and needs shoring, the other needs a rock bucket and hours nobody allowed for.
Move inland to the hills suburbs and you are into rock and slope, which brings retaining into a job that was sold as a swimming pool.
We price excavation against the ground your site actually has. If there is a geotech or a soil classification with the plans, send it, because it turns the biggest variable on the job into a known number.
Concrete, Fibreglass and Plunge Pools
The pool type changes which lines dominate the estimate, not the method we use to build it. Each one gets measured off the same set of drawings.
What Changes Between Them
- Concrete and shotcrete shells carry the reinforcement, shell volume and interior finish as the three biggest lines
- Fibreglass shells swap those for a supply item and a crane lift, which shifts the risk onto access rather than labour
- Plunge pools and spas look small on plan but carry nearly the full set of fixed costs, so the per-square-metre figure is always higher
- Lap pools stretch the plumbing runs and the coping and paving perimeter more than the shell volume
- Infinity and wet edges add a balance tank, extra structure and a second set of hydraulics
- Above ground and partially raised pools bring structural walls and engineering that in-ground shells do not need

A pool plan on its own tells us the shell. The site plan tells us the access, the fall across the block, where the plant can sit, how far the runs are back to the pit and what has to be retained. Sending both is the difference between a tight estimate and a set of assumptions.

Yes. Coping, surround paving, decking, retaining and fencing are all measured as part of the estimate rather than left as an allowance. On most Perth jobs the surround is a bigger area than people expect, and it is where a lump-sum guess does the most damage.
We can still estimate, but we will price excavation to a stated ground assumption and flag it clearly on the spreadsheet so you know which line is carrying the risk. Once the geotech or soil classification comes through, send it and we will update that line rather than rebuild the whole estimate.
